1. Pemecahan Tanah adalah proses bagi tujuan:

- Mewujudkan dokumen hak milik berasingan bagi keseluruhan atau sebahagian lot atau tanah.

- Memisahkan atau melupuskan mana-mana bahagian tanah sama ada melalui pajakan,  jualan, hadiah, pertukaran dan memajukan bangunan atau struktur.

 

2. Penyatuan Tanah adalah proses bagi tujuan:

        - Menyatukan dua (atau lebih) dokumen hak milik bagi tanah yang bersebelahan.

Town and Country Planning Act 2015, PART VI, Chapter 23:

(3) No person shall, without subdivision or consolidation permission, subdivide or consolidate any land within Brunei Darussalam

 

(6) Any person who contravenes subsection (2), (3) or (4) is guilty of an offence and liable on conviction -

       (a) to a fine not exceeding $200,000; and

       (b) in the case of a continuing offence, to a further fine not exceeding $10,000 for every day during which the offence        continues after conviction;

 

(7) Where a person is convicted of an offence under subsection (6) in respect of any works on or any development, subdivision or consolidation of land without having been served previously with an enforcement notice in respect of the works, development, subdivision or consolidation, the Planning Authority may serve an order on the person directing him to remove from the land, within 14 days of the date of service of the order, all such property or materials used in connection with the offence as may be specified in the order.
